Despite downward economic spiral, Cape community’s sales up in 2008

Sandoval continued to post gains in home sales in 2008, despite a sluggish real estate market elsewhere. The 524-acre Cape Coral community, created by Bonita Bay Group, recorded 81 sales of new homes last year compared to 69 during 2007. The community’s sales volume was also up, reaching nearly $19.5 million.

“I think examples like Sandoval show the prognosis for home sales is not as bleak as it seems or we read,” said Debbie Holm Sheeley, general manager of community operations for Sandoval. “Our sales were up in 2008 compared to 2007, but they were also up in 2007 versus 2006.”

Holm Sheeley also attributed the sales success to Bonita Bay Group’s reputation. “In today’s economy, buyers today are doing their research,” she said. “Bonita Bay Group has a 25-year history in Southwest Florida. It’s family owned, operated and committed to the region and creating exceptional lifestyles for its residents.”

According to Holm Sheeley’s calculation, one out of 11 visitors to Sandoval bought a home.

Sandoval is located in one of the most desirable areas of Cape Coral, the second fastest growing city in the nation, with easy access to shopping, dining, Fort Myers, Pine Island and surrounding business centers.

Sandoval offers home and homesite packages priced from the high $100,000s. Single-family homesites range from 44 by 130 feet to 70 by 130 feet. Every neighborhood has city water and sewer service in place, assessments are already paid and Bonita Bay Group will pay HOA fees through 2010 for contracts signed by April 30, 2009

Residents may also walk, bike or drive to the nearby Cape Coral Sports Complex, which has five adult softball fields, four regulation baseball fields, five soccer fields and concession stands. A network of sidewalks and pathways connect neighborhoods with parks, amenities and future retail areas just outside Sandoval’s gates.

With gated entries, winding streets, sidewalks and 20 lakes, Sandoval is being developed in three phases. Phase I is planned with 579 homes, and Phase II, which opened for sales in January 2006, is planned for 541 homes. At build-out, Sandoval will have 1,579 homes.

The sidewalks will also connect to neighboring Trafalgar Elementary and Middle schools, allowing children the choice of walking to school.
